What is it?
Stamp Duty Land Tax (SDLT) is a tax paid by buyers when purchasing property in England and Northern Ireland. It uses progressive banded rates: you only pay each rate on the portion of the price that falls within that band.
How to use
Enter the purchase price and select your buyer type: standard, first-time buyer (relief up to 625,000 GBP), or additional property (second home or buy-to-let). The calculator applies the correct 2024 SDLT bands and any relevant relief or surcharge.
Example scenario
Standard buyer at 400,000 GBP: 0 GBP on first 250k + (400k - 250k) x 5% = 7,500 GBP SDLT. First-time buyer at 400,000 GBP pays 0 GBP (under 425k threshold). Additional property buyer pays 7,500 + 400,000 x 3% = 19,500 GBP.
Pro tip
First-time buyer relief is withdrawn entirely if the price exceeds 625,000 GBP. The 3% additional property surcharge applies even on low-value purchases. Scotland uses LBTT and Wales uses LTT with different rates.
